Description

The home is a single family dwelling, one level ranch style home located on a large sloping lot. Weather at the time of the inspection was clear.

 

 

Exterior

The exterior evaluation is visual in nature as is based on my experience and understanding of common building methods and materials. The review does not take into consideration the normal wear associated with virtually all properties.

 

Driveway:

Asphalt; concrete parking pad, common cracking noted in concrete.

Walks:

Serviceable; concrete

Siding:

Brick veneer; weep holes for moisture not present.

Trim:

 

Painted wood, no obvious defects.

Window Frames:

Good

Elec. Fixtures:

Outside fixtures are not ground fault protected.

Gutters/Downspouts:

Serviceable; gutters are along the entire front of the house and over the deck in the rear. Downspouts are flowing water away from the house.

Exterior Doors:

Serviceable; minor caulking needed around the front door.

 

 

Door Bell/Chime:

Operational

 

 

Chimney:

 

Serviceable; see section on roof.

 

 

Gas Meter

Located on the right side of house. Gas line through the foundation needs re-caulking

Foundation:

Serviceable; curtain and pillar construction. Large tree in the middle of the rear deck could lead to eventual foundation problems.

Crawl Space:

Accessible in two locations at the rear of the house. No evidence of ponding water.

Crawl Space Insulation:

Rolled fiber. Several places have fallen from the joist.

Crawl Space Ventilation:

Adequate; vapor barrier is missing or rolled up in some areas, there are sufficient foundation vents for this crawl space without the vapor barrier. The foundation vents should open automatically but should be examined periodically to make certain they are open during warm weather and closed during cold weather.

 

 

Exterior Comments:

Paint around the double window on the front of the house is showing wear.

Roof

The evaluation of the roof is to determine if portions are missing and/or deteriorating and therefore, subject to possible leaking. Portions of underlayment and decking are hidden from view and cannot be evaluated by my visual inspection; therefore the review is not a guarantee against roof leaks nor a certification.

 

Type/Material:

Multi-gable construction, composition shingles. Observed from ladder and with binoculars.

Flashing:

Flashing around chimney is leaking or has been leaking as evidenced by decaying wood around the chimney in the attic and moisture stains on the sheetrock in bedroom in the back of the house adjacent to the chimney. The vent pipe in the roof over the garage is also showing signs of leaking.

Roof Comments:

Shingles are beginning to curl around the edges. There is a loose shingle on the right side of the roof and a lot of debris on the roof. There is also algae on the back side of the roof due to lack of sunlight.

This is at least the second layer of shingles installed on this roof. The other layers were removed as evidenced by the empty nail holes observed from the attic.

 

 

Attic

Accessible:

Yes; pull down stairway in garage.

Structure:

Wood trusses, plywood sheeting. One of the arms of a small truss over the garage is broken; does not appear to be causing any problems. Decaying wood around chimney.

 

 

Insulation:

Blown insulation approximately 3.5 to 6 inches in most places. There are several bare spots especially close to the eaves. The area above the old porch has roll insulation, over the garage is not insulated.

 

 

Ventilation:

Soffit and power vent installed. Unable to test power vent due to temperature in attic and the lack of an external thermostat.

 

 

Attic Comments:

There is an open electrical junction box at the top of the attic stairs that could be a fire hazard.

MAJOR SYSTEMS

The evaluation of major systems is both visual and functional, provided power and/or fuel is supplied to the component. Identifying or testing for the presence of asbestos, radon, lead based products, or any other potentially hazardous material is not within the scope of this report.

Heating/Air-conditioning:

Serviceable; Gas pack combination heating/air-conditioning unit located beside the house. Electric and gas disconnect noted.

Serviceable; all ductwork is connected to the registers. There are three cold air returns, one in the family room, master bedroom, and back hallway.

Plumbing:

Serviceable; Water supply provided by public system. Piping, where visible, is copper and polybutylene. Unable to locate main shut off.

Drain/Waste Vent:

Serviceable; waste disposal is sewer. Waste lines, where visible, are PVC and metal.

Water Heater:

Serviceable; two electric units located under the house. A fifty gallon unit is located under the den and a thirty gallon unit is under the rear bedroom. Water shutoffs intact and pressure relief valves installed.

Venting:

Electrical:

The main electrical service is approximately 200 amps, 240 volts. Service entrance is underground with main panel located in the storage room inside the garage. Overload protection is provided by breakers. Main disconnect noted. General lighting conductor is copper. Grounding system: Ground rod intact. All receptacles in the house have three prong outlets but show an open ground when tested. This should be verified and tested by a certified electrician. There is not a GFCI breaker or outlet for the bathroom areas and outside receptacles. It shuts off electricity in the event of a ground fault , but it also trips when a short circuit or overload occurs.

Located at the family room. Gas logs installed.
